GNORD is a property search service by GOOYQ built on the logic of a buyer’s agency: you hire a team that represents your interests when buying an apartment, a house, land or a commercial property in Armenia. Our database is the entire available market: we gather the options, filter out the weak ones, expose the risks, arrange inspections and viewings, negotiate and see the transaction through. GNORD receives no commission from sellers or developers — that is the core of the product, not a line of marketing copy.

Why this is a question at all

The buyer's problem is not
a shortage of listings

There is no shortage of listings. What is missing is a side that turns the market into a single decision and answers for it to you — not to the seller.

  • i.The same apartments travel from database to database at different prices, and some listings went stale long ago.
  • ii.The asking price is not the full cost of the decision: renovation, the condition of the building, timelines, infrastructure, legal and technical risks all stay off-screen.
  • iii.Every agent has their own database and their own motivation: you are shown what is more profitable to show.
  • iv.The more expensive the purchase, the more expensive the mistake — not only overpaying, but weak liquidity, the wrong district, a lost year.
The market is fragmented for a reason. Putting it back together is work, and someone has to pay for it. The only question is who.

We define the task, budget, timeline, property type, geography and non-negotiable criteria.

We put the criteria in writing so the selection can be verified and any change of request is a conscious one.

We work with owner listings, agencies, developers and the off-market offers available to us.

04Initial filtering

We check the fit to your brief, the price, the context and the obvious red flags — before spending your time.

05Comparison

We give you a structured picture of the options and trade-offs, not a pile of links.

06Inspection and viewings

We arrange visits and gather information about the property, the building, the land, the district, the seller or the developer.

07Legal review

A lawyer checks the documents and the legal status of the property and accompanies the transaction. Notary fees are paid separately.

08Negotiation

We discuss terms and bargain without any tie to a seller's commission on a particular property.

09Transaction support

We coordinate the process through to closing within the agreed model of work.

We don't promise a fixed number of properties: apartments, houses, land and commercial real estate all have different market density. We promise something else — to work through every option that fits the agreed brief and is available to us within the term of the contract.

  • The buyer pays for the service. GNORD accepts no commission from owners, agencies or developers under any circumstances.
  • We negotiate on the buyer's side. Our fee does not depend on whose property you choose — so we have no reason to push any particular option.
  • The work runs under a contract with fixed criteria and a fixed term.
  • We discuss the cost and terms of the work at the brief review — before you sign anything.

The limits of the service

  • ×A guaranteed yield or price growth. We provide analysis, selection and verification — not a market forecast.
  • ×A fixed number of properties. That number depends on your criteria and the type of real estate, not on a viewing quota.
  • ×That a suitable property will turn up no matter what. If the market has nothing that fits your criteria, we will say so plainly rather than nudge you into a compromise for the sake of a deal.
